Modbury – a gem for antique hunters – and Ivybridge – southern gateway to Dartmoor – are about 5 miles away and close by is Totnes, the historic capital of Devon, from where visitors can enjoy cruises up the River Dart, the loveliest river in England. Dartmouth, with its bustling streets, shops and quayside, and Salcombe, a haven for sailors and water sports enthusiasts, are well worth exploring as are magnificent Saltram House and Coleton Fishacre (both NT), whilst the myriad attractions of Plymouth offer a good day out. Miles of scenic coastal and estuary footpaths and cycle trails beckon, and children will also enjoy Sorley Tunnel, Woodlands Adventure Park and Pennywell Farm. Holbeton itself is an award winning village boasting a shop/PO, a pub serving food and a children’s playground.

Three steps down to spacious and very comfortable open plan sitting/dining room with pitch pine floor and rugs, large arched granite windows and part screened well equipped kitchen area. Small study/reading room with sofa bed (for + 2). Utility room. Open tread stairs to gallery landing: Two double bedrooms, one with 5' bed and ensuite bathroom/WC with separate shower cubicle. Twin bedded room leading to bedroom with single bed and raised 'cabin style' single bed. Bathroom/WC (shower attachment).
